Signs of Damp in a House: What to Look For

Property Advice · IHIGP

Common signs to notice

Possible signs of moisture include discoloured patches, bubbling or peeling paint, damaged plaster, persistent musty smells, visible mould growth or repeated dampness. These signs can have different causes, so appearance alone is not enough to establish the source.

Where to look carefully

Notice patterns around windows, ceilings, exterior walls, bathrooms, kitchens, plumbing points and areas where rainwater may collect. Note whether signs appear after rainfall, plumbing use or in a poorly ventilated room. Do not touch unknown growth or disturb potentially hazardous materials.

Possible causes vary

Moisture may relate to plumbing leaks, rain penetration, roof or gutter issues, condensation, drainage or other building conditions. A stain does not automatically prove a particular cause; several issues can look similar.

What you can do next

Take ordinary photographs from a safe position, note when the problem appears and check whether it changes with weather or room use. Avoid covering symptoms with fresh paint before the cause is understood. Seek suitable assessment if the issue is extensive or recurring.

When further assessment may help

An inspection may help document visible signs and identify questions for further investigation, subject to access and scope. Some cases need specialist moisture testing, plumbing assessment, roof inspection or other expert input. Do not access a roof or electrical area if unsafe.

Keep a clear record

If renting, report concerns to the appropriate property contact and keep a dated record. If you own the property, document the issue and repairs. Contact IHIGP to discuss whether an available service may suit your concern.
