Prepare before the handover
Organise the documents you have received, the handover date and a list of questions. Confirm who will attend, which areas will be accessible and how outstanding items will be recorded.
Look at visible finishes and operation
From safe, accessible areas, notice finishes, doors and windows, taps and fixtures, cupboards, tiling, paintwork and obvious damage. Check normal operation where permission and safe access allow. This does not replace specialist testing or formal compliance certification.
Ask how defects will be recorded
Find out how observations will be documented, who will review them, how corrections will be agreed and how follow-up will be handled. Keep copies of relevant correspondence and handover documents.
Do not overlook safety and access
Do not climb onto roofs, enter restricted areas or test electrical installations yourself. Ask the responsible contractor or qualified professional to assess anything requiring specialist knowledge or presenting a safety risk.
Understand inspection limits
A visual inspection can identify observable concerns but cannot guarantee that every concealed issue is found. Structural, electrical, plumbing or compliance questions may require appropriately qualified specialists and additional tests.
Plan the next step
If you want independent observations before or during handover, ask IHIGP whether a new-home construction inspection is available and what its agreed scope includes. Confirm timing, access, report format and exclusions before booking.
